CSIA-Certified Chimney Repair

Chimney Masonry Restoration and Rebuilds in San Jose and the South Bay

Masonry restoration repairs or rebuilds the brick, stone, and mortar structure of a chimney that has suffered water damage, settling, or age-related decay, ranging from repointing a few damaged joints to a full teardown and rebuild above the roofline. It is the most involved chimney service, typically scheduled as a multi-day project.

Signs You Need Masonry Restoration

Restoration is what comes after repair is no longer enough. These are the markers that a rebuild is on the table.

  • Mortar joints that have crumbled or eroded more than a quarter-inch deep (spalling)
  • Bricks that are cracking, flaking, or falling from the chimney
  • A chimney that leans or has visibly separated from the house
  • Repeated water staining on interior ceilings near the chimney chase
  • A previous repair estimate that recommended a partial or full rebuild
Simple From Start to Finish

Our Process

01

Structural Assessment

Structural assessment, often starting with a Level 2 or 3 inspection, to determine how much of the chimney needs rebuilding versus repointing.

02

Material Matching

Material matching, sourcing brick and mortar color and composition close to the original construction so the repair does not stand out.

03

Repoint or Rebuild

Repointing damaged mortar or a full rebuild from the roofline up, depending on the assessment.

04

Waterproof

Waterproofing with a vapor-permeable sealant once masonry work is complete and cured.

Good Questions

Masonry Restoration FAQ

What is the difference between repointing and rebuilding?

Repointing replaces just the damaged mortar joints between existing bricks. A rebuild replaces the bricks themselves, usually because the masonry units are too damaged to repoint around.

A partial rebuild typically takes 1 to 2 days. A full above-roofline rebuild typically takes 3 to 5 days depending on height and weather.

We source brick and mortar to match the existing color and texture as closely as possible, though some visible variation is normal, especially on older chimneys.

Many South Bay cities require a permit for chimney rebuilds above a certain scope. We can advise on local requirements as part of the initial assessment.
